About the Role:
As a Specialist Maintenance Team Surveyor, you will work closely and in a proactive manner with internal and external stakeholders to ensure complex specialist cases that require significant works are effectively managed ensuring a seamless and supportive experience for tenants impacted.
You will be responsible for investigating claims in line with legal obligations under the Housing Act and related legislation, inspecting properties, identifying defects, and recommending appropriate remedial actions
Overview of the role:

<li>Prepare detailed technical reports, schedules of works, and cost estimates.</li>
<li>Provide support to Aids &amp; Adaptations &amp; Home Improvement Team in the delivery of Disabled Facilities Grant works.</li>

<li>Act as the council's representative in legal proceedings, providing expert evidence when required.</li>
<li>Liaise with tenants, contractors, and legal teams to resolve Specialist Maintenance claims and repairs issues efficiently.</li>
<li>Oversee and ensure contractors deliver high-quality remedial works within agreed timescales and budgets.</li>
<li>Maintain accurate records of inspections, correspondence, and outcomes.</li>
</ul>

<li>Prepare and agree valuations, variations, post inspections, and final accounts.</li>
<li>Provide professional advice on complex and specialist repairs issues to internal and external stakeholders.</li>

About You
<ul>
<li>HNC or equivalent qualification in a construction field</li>
<li>A period of relevant practical experience to demonstrate competence in the field</li>
</ul>
OR equivalent knowledge and skill demonstrated from significant and relevant experience in a building, surveying or similar construction related environment.
<ul>
<li>Proven experience in investigating and resolving housing claims inc. disrepair &amp; Damp &amp; Mould.</li>
<li>Demonstrable knowledge of housing legislation, including the Housing Act, Landlord and Tenant Act, and HHSRS and Awaab&amp;©s Law.</li>
<li>Experience in preparing schedules of works and managing contractors.</li>
<li>Experience of supervision of contractors/sub-contractors working within agreed timescales with the ability to prevent exploitation or manipulation of a contract.</li>

This post provides administrative support to the Dartford Private Leasing Scheme within The Housing Solutions Team.
This includes:

To receive and investigate applications from people who are homeless or threatened with homelessness, ensuring that applicants housing and support needs are assessed and met in accordance with the Council’s statutory duties and policies.&nbsp;
Duties and responsibilities will include:

<li>Complete visits to temporary accommodation properties within the Dartford Borough and out of borough</li>
<li>Meet with the families/individuals living in the temporary accommodation to gain update of their circumstances and offer support, guidance and assistance</li>
<li>Produce a comprehensive visiting report and upload to the customers housing application and ensure robust data entry for statistical reporting purposes.</li>
<li>Escalate any safeguarding concerns to management and report accordingly</li>
<li>Investigate housing disrepair issues including damp and mould and report to temporary accommodation providers / Dartford Borough Council repairs team and follow up to ensure repairs are remedied</li>
<li>Investigate complaints regarding temporary accommodation standards and liaise with temporary accommodation providers to escalate concerns</li>
<li>Provide applicants with comprehensive advice on the full range of housing options available to them taking into account their needs and aspirations</li>
<li>Work in partnership with the wider housing solutions team to create viable housing solutions that provide pathways into alternative housing where homelessness was not able to be prevented</li>
<li>Develop and maintain close working relations with a broad cross-section of council services and partners in order to encourage joint working and secure the assistance and support that is required with applicants housing issues.</li>

The Housing Solutions Service has a number of opportunities to join the team at the frontline of preventing and relieving homelessness in the borough. This will be joining a team that is fast paced, where you will be expected to think on your feet, provide innovative solutions, and to support residents to resolve their housing situation using a varied housing solutions toolkit.
We have recently undergone a period of redesign in the service to realign service delivery post-pandemic, which will see a hybrid service offer through an omni channel and improving the digital front door as well as providing an in-person service that is co-located with partners and at different locations within the borough.
The Housing Solutions Officer in key role will be to prevent homelessness by helping customers retain their current accommodation and, where this cannot be achieved, provide access to a range of suitable alternative housing options fulfilling the Council's statutory obligations as set out in the Housing Act 1996 (as amended) and the Homelessness Reduction Act 2017.
&nbsp;About you:&nbsp;

<li>You will need to have experience of issuing s184 and personal housing plans</li>
<li>You will need to be a collaborator, effective communicator, and have excellent written skills and emotional intelligence to support some of the most vulnerable residents.</li>
