About the role
In this role, you will oversee the implementation, management, and delivery of all electrical, fire detection, door entry, lift, CCTV, and digital TV installations with the Council’s supply partners. Responsibilities include repair, maintenance, and major projects for both existing and new Council housing installations.
About you
You will oversee projects from start to completion with minimal supervision, including budget management, preparing specifications and drawings, contract procurement, and supervising electrical works for the Council’s housing stock.
A degree in Building Surveying or equivalent work experience in a similar role is preferred with i.e. HNC/HND in Building Surveying/Construction or relevant Electrical qualification. Strong working knowledge of building defects and solutions is also required.&nbsp; Knowledge of housing legislation, best practices for repairs and maintenance, CDM, and Building Regulations is essential.

We are seeking an Asbestos Surveyor to join the Compliance Service within Building Services of the Housing, Neighbourhood and Building Services (HNB) Directorate. The role will have responsibility for asbestos management across our varied 17,000 housing portfolio and 900 corporate buildings. Candidates must be enthusiastic, good communicators and qualified asbestos surveyors with experience of undertaking asbestos surveys and managing asbestos across a variety of assets. Skills: The ideal candidate is someone who will: 1.	Hold specialist qualification related to asbestos including P402 - Surveying and Sampling Strategies for Asbestos in Buildings or equivalent. 2.	Be an experienced Asbestos Surveyor with extensive experience. 3.	Be able to conduct a variety of asbestos surveys including management surveys, refurbishment surveys, demolition surveys and reinspection surveys, including sampling and recording asbestos information. 4.	Have knowledge and experience of construction related health and safety legislation and application. Specifically, the Control of Asbestos Regulations 2012. 5.	Have the ability to evaluate different options with asbestos management and remediation and preparing specification of works. 6.	Have relevant experience of using Microsoft packages and demonstrate practical IT skills using Excel spreadsheets to analyse data or Word when writing reports, letters or specifications and be able to use various other software packages to accurately update data as part of undertaking the surveying role. 7.	Analytical skills to be able to interrogate, analyse and evaluate stock data. 8.	Have planning skills and demonstrate the ability to be organised and methodical when undertaking surveys, preparing and managing repairs and remediation works to ensure effective time management. 9.	Have communication skills (verbal and written) and demonstrate the ability to be a good communicator developing relationships with clients and customers, understanding their aspirations, managing expectations and ensuring that excellent communication occurs to ensure that they are fully informed regarding the repairs and maintenance of their assets, particularly as most repairs and maintenance work is undertaken in occupation whilst our residents are living in their homes or commercial buildings are operational. 10.	You will be required to provide and deliver asbestos training to staff colleagues and contractors as appropriate. 11.	Full driving licence and provide a car for work, as you will be visiting various sites across housing and corporate portfolios and will need to travel effectively between them.

About the Role:
You will be working within a multi-disciplinary Asset Management Team that provides a broad asset management function. About the Candidate:
We’re looking for a qualified Chartered Surveyor with experience of working in multi-disciplinary team, and a good working knowledge of Landlord and Tenant Legislation. You will be autonomous and able to manage your own workload with minimum supervision.
Above all you will be looking to build on your current knowledge and skills to deliver a quality resource in the management of the Council’s property portfolio.

As a member of the team, the Graduate Estates Surveyor will have the opportunity to work on an extremely varied and diverse property portfolio. The role will include the day-to-day management of a programme of Landlord and Tenant activities, including lease renewals and rent reviews as well asset disposals and acquisitions, working, with the full support of the Council, towards becoming a professional member of the Royal Institution of Chartered Surveyors at the earliest opportunity.&nbsp;This is an exciting opportunity to join the team and develop your surveying career with West Northamptonshire Council. You will support the Councils objectives of shaping a Property Strategy and Estates function that will be an example of best practice, and one that will deliver the best outcomes for the residents of the West Northamptonshire.&nbsp;<h2>Additional information</h2>You’ll bring with you existing experience from completing a recognised degree which will enable you to support the efficient and cost-effective running of operational and income producing assets to minimise outgoings and maximise revenue income. Through experience of general estates management practices gained through your degree or possible work placement, you will assist in the negotiation of acquisitions and disposals and provide valuable wider support to the Estates team to deliver the best possible outcomes and gaining the requisite skills and experience to become a professional member of the RICS. &nbsp;Your good oral and written communication skills will enable you to represent the team as an interface between Tenants and the Council on operational property matters, and to make recommendations on service improvements and activities to support the transformational objectives of the council’s services. &nbsp;You will need to: &nbsp;<ul><li>Be educated to Degree level or equivalent in an Estates Management or similar discipline</li><li>Be a Member of the Royal Institution of Chartered Surveyors (or equivalent professional qualification)</li><li>Have experience of working with all MS Office applications (Word, Excel, MSTeams).</li><li>Have a desire and commitment to build a career as a Chartered Surveyor and work towards becoming a professional member of the RICS as expediently as possible.</li><li>Have good written and oral communication skills.Have a good understanding of Landlord and Tenant matters and principles affecting local government, contracts, and related issues.&nbsp;</li></ul><h2>Company information</h2>At West Northants Council, it’s about our people.
