About The Role
This is an exciting opportunity to join Homelessness, Independence and Preventative Services, Property Procurement Accommodation Service, which adopts a preventative approach across the housing, health and social care agendas. Your primary focus will be to work with private landlords and agents to acquire new properties and agree and process lease renewals with landlords who have leased their properties to the Council to meet homelessness demand.&nbsp;
You must be professional, energetic and enthusiastic as we are interested in what you can bring to help us improve and develop our services to support landlords and agents letting out their properties to some of our most vulnerable residents. You must be able to learn and develop your knowledge required for this role and be able to travel independently around the Borough
About The Team You’ll Be Working In
This is an exciting and busy role that is at the centre of the Councils response to homelessness. The service is developing and progressing our agenda to reduce the use of temporary accommodation and achieve more upstream prevention outcomes.

<li>You will provide expert property advice and support service to existing and prospective private rented sector landlords within the PSL portfolio and lead on lease renewals and increase the supply of housing accommodation through acquiring properties in the private rented sector.</li>
<li>You provide a combination of customer facing contact with landlords, managing agents and residents in person, You will support landlords resolve tenancy issues while also identifying tenants at risk of homelessness. You will work collaboratively across the service and with other professionals to achieve individual outcomes for residents while supporting the shared goals of the council</li>
<li>You will be the single point of contact for Children &amp; Adult social care to help to help accommodation needs to social care cohorts and be responsible to lead on other joint partnerships to deliver financial efficiencies corporately for the Council.</li>

What you will be doing

<li>Leading the Housing Policy and Enforcement team, managing officers and external contractors to deliver the Council’s housing priorities.</li>

You will be appropriately educated to degree level in a relevant subject. Ideally you will have recent enforcement experience in the fields appropriate to the post. We have a new opportunity for a Repairs Surveyor to join our Housing Asset Team. As a Repairs Surveyor you will carry out surveys, property and disrepair inspections and oversea the delivery of sub-contracted repairs to ensure repairs are highlighted and completed in accordance with Woking Borough Councils standards and timeframes.
Reporting to our Housing Repairs Manager you will carry out surveys to properties within the Woking region including Damp and Mould inspections. You will be responsible for diagnosing the cause of complex faults and failures and post inspect works supporting Woking properties to ensure that high quality works are delivered within budget, on time safely and to a high standard whilst achieving and maintaining customer satisfaction KPI’s while ensuring value for money is achieved through the delivery of effective procurement and management of repairs.
The successful candidate will be customer focused, and have great customer service skills and the ability to work autonomously to improve our property standards. An experienced and highly knowledgeable repairs surveyor.
A full driver's licence and access to your own vehicle is essential for this role.

About the role
This role will support the housing department deliver the corporate vision and strategic priorities of the council by providing a framework to ensure business improvement and customer focused services. These services must also align with all statutory requirements including those within the Social Housing (Regulation) Act and Building Safety Act 2022.

About you

We are recruiting for one permanent and one fixed term Senior Homeless Officer to join our very busy Homeless Team, which has the responsibility for the prevention of homelessness and carrying out all the Council’s statutory homelessness duties. 
As well as managing more complex cases as directed, and working with other voluntary and statutory partners, the successful applicants will also be responsible for undertaking statutory Reviews and appeals in line with Part VII Housing Act 1996 (as amended). These roles will also provide senior officer case support to the Housing Solutions Officers within the team, ensuring that casework quality is of good quality and meets all necessary legal standards outlined in the Act and the associated code of guidance as well as deputising for the Housing Casework Manager as required.
Applicants should have experience of working with vulnerable people, other agencies and knowledge and experience of housing and especially the legislation and statutory duties for local housing authorities working with homelessness.
The successful candidate will be based mainly at the Civic Centre in Chelmsford working 37 hours per week but will be required to work away from the office for some of the time. Hybrid working will become available once the successful applicant has been fully trained.&nbsp;

We are looking for the post holder to be an experienced officer used to working in local government, working as part of the Housing Management Team to proactively carry out fraud investigations and pursue all aspects of social housing fraud, including audit and inspections of council owned properties, unlawful sub-lettings, ineligible succession claims, non-occupation or non-use of Council property as principle home; fraudulent right to buy applications, mutual exchanges for payment and fraudulent housing applications.
The post holder will require extensive experience of housing management work, including experience of carrying out housing fraud investigations with knowledge of housing law and legislation relating to tenancies and housing fraud and be able to work in conjunction with other councils, registered social providers or the local police force to prevent Housing Fraud.
We require an experienced officer who will maintain a high standard of investigations, using their initiative to lawfully gather evidence; draft concise reports to their line Manager on each investigated case and prepare case files for potential legal proceedings. They will be expected to visit residential properties, gather witness statements, which will sometimes be outside of the normal office hours, as well as attend Court to give evidence as and when required.
The post holder will be responsible for ensuring service standards are achieved, have good communication skills, be able to communicate with a wide range of people, have the ability to prioritise tasks against competing demands and deadlines, be able to deal with sensitive issues in a confidential manner and display a calm and confident persona in difficult situations.
The post holder will be required to hold a full driving licence and have access to a car as well as having a clean DBS check.

About The Role
This is an exciting opportunity to join our Homelessness, Independence and Preventative Services which adopts a preventative approach across the housing, health and social care agendas. You must be professional, energetic and enthusiastic as we are interested in what you can bring to help us improve and develop our services to support some of our most vulnerable residents. We are looking for someone to work in housing allocations to allocate council properties and to provide nominations to Registered Providers.
You are highly organised to allocate permanent council accommodation and nominate to Registered Providers to ensure properties are let as soon as practicably possible. You will carry out viewings and sign-up new tenancies, taking account of individual customer needs. You provide information, advice and support with moving arrangements including advice and assistance regarding benefits and access to financial support.
You will engage with our service users via a combination of customer facing contact via telephone and email, ensuring customer records are accurate and up to date at all times. You are highly motivated to to promote our service and actively participate in developing service improvement across the Homelessness, Independence and Preventatives Services. About The Team You’ll Be Working In
This is an exciting and busy role in the Allocations team. The service is developing and progressing our agenda to reduce the use of temporary accommodation and achieve more upstream prevention outcomes.
1.You are a frontline professional delivering a first class, modern and flexible service to some of the most vulnerable people in the Borough. You are outcome focussed and seek to achieve successful outcomes by implementing bespoke solutions to complex problems.
2.You will carry out allocations, viewings, lettings and nominations to minimise void times, ensuring adherence to the Council’s Allocations Policy and associated procedures.
