An opportunity has arisen for the role of Surveyor within the Repairs and Maintenance Service (RMS) based at the White Lund Depot, Morecambe.

Following a restructure of the repairs and maintenance service this role will support our improvement journey to provide our tenants, leaseholders and stakeholders with a 1st class repairs and maintenance service.

We are seeking a suitably qualified and competent person who thrives on working in a challenging, varied and performance driven culture. You must enjoy working collaboratively with colleagues within RMS, Council Housing Neighbourhood Service, Choice Based Lettings team and our Property, Asset & Compliance team.

Reporting to the Senior Surveyor you will be responsible for arranging and undertaking a wide range of technical inspections to Council Housing stock (tenanted/void dwellings, acquired properties, garages, estate/land & commercial properties and mutual exchanges) within prescribed timescales. You will also be responsible for responding to reports of damp/mould (or any other hazard under the HHSRS) ensuring our response to reports of damp and mould are within prescribed timescales. You will also be responsible for ensuring accurate and timely information following the outcome of surveys is provided to customers ensuring performance monitoring data is kept up to date on the damp/mould tracker.

You will have a varied role that will range from inspecting repair requests from our customers, carrying out energy efficiency surveys (EPCs/SAP), post inspections of completed works (in-house & contractor) through to undertaking and validating existing stock condition surveys. You will also be involved in responding to disrepair claims, complaints, customer requests to undertake improvements and regular estate “walkabouts”.

You will undertake a range of functions relating to the repair and maintenance of our stock and will develop strong working relationships with our Customer Services team and Property, Asset and Compliance team. It is essential you have excellent communication and time management skills. If you enjoy undertaking a variety of challenging tasks and achieving consistent high standards this is the role for you.

Working collaboratively with other RMS colleagues ensuring that you are available when required (subject to volumes of work) to support the inspection process relating to voids, supported moves, mutual exchanges and stock acquisitions. You may also be working with our tenant groups/representatives and being used to scrutiny to improve overall service delivery.

In addition to the above you will support the transition of the current service delivery model as it evolves from being less responsive to a more planned approach to undertaking repair works.

To undertake this role successfully it is essential that you have customer 1st skills and the drive to deliver a high performing repairs and maintenance service.

The successful candidate must be able to evidence the requirements detailed in the person specification.

This post is 30 hours per week. You may also be required to support our response to emergency repair requests by being “on-call” for the Out of Hours emergency repair service.
