You will ensure that, as a team, repairs and maintenance services are delivered safely, compliantly and to a high standard, while keeping the tenant’s voice central to service delivery.
You will work closely with contractors, senior managers and residents to ensure the service responds effectively to Tenant Satisfaction Measures (TSMs), complaints learning and tenant scrutiny outcomes.
Key responsibilities:
- lead, support and performance manage a team of surveyors, including one to ones, performance and development reviews and day to day management
- oversee inspections, surveys and diagnosis of repairs, including voids, planned and cyclical works, mutual exchanges, damp and disrepair
- specify works, supervise contractors, certify payments and ensure quality and statutory compliance
- actively manage contractor performance, customer issues and service failures
- support the management of budgets and repair programme performance
- respond to complaints, disrepair enquiries and Housing Ombudsman matters
- drive service improvement by analysing tenant feedback, TSM results and tenant scrutiny recommendations
- support regulatory inspections and ensure the team understands and delivers regulatory and customer service expectations
- act as a senior point of contact for tenant focused service issues
About you:
You will be an experienced Building Maintenance Surveyor with proven leadership skills and a strong commitment to customer service excellence. You will be confident engaging with residents, leaseholders and tenant scrutiny groups, and skilled in using feedback and performance data to improve service outcomes.
Experience within social housing is desirable, along with knowledge of leasehold procedures, damp and disrepair, and contractor led services.
