Planned Maintenance Manager

We are seeking an Aids and Adaptations Surveyor to join our Housing Service team where you will play a vital part in enabling residents with disabilities to live independently and safely in their homes.You will be responsible for assessing, specifying, and managing a wide range of property adaptations from minor modifications such as grab rails and ramps, to major projects including wet rooms, structural alterations, refurbishments, and extensions.Working closely with Occupational Therapists, tenants, contractors, and internal teams, you will be responsible for managing projects from referral through to completion, ensuring all works comply with statutory requirements, building regulations, health and safety legislation, and council procedures.Key duties of the role include:Assessing referrals for adaptations and providing clear recommendations for adaptations. Conducting property inspections and preparing feasibility reports, technical specifications, drawings, and schedules of work. Managing adaptation projects end-to-end, ensuring delivery on time, within budget, and to high quality standards. Overseeing contractors and consultants, administering contracts and monitoring performance against KPIs. Liaising with tenants, OTs, and stakeholders to translate assessed needs into practical, safe solutions. Ensuring compliance with Building Regulations, CDM requirements, Equality Act, and Health &amp; Safety legislation. Monitoring budgets, verifying invoices, and contributing to financial planning for the adaptations programme.In order to be competent in this role it is essential that you have detailed knowledge of Health &amp; Safety legislation, particularly CDM Regulations, along with having:HNC/HND in Building Studies or significant relevant experience.
