We are seeking an experienced, knowledgeable individual for this role of Operations Manager - Repairs and Voids

The role of Operations Manager - Repairs and Voids will involve leading and managing the whole responsive repairs and voids repairs service.

This position is based at Harlington Road Depot, and involves leading and managing a commercially driven team (including effectively managing operative and support contractor performance), ensuring that the service is operating in a complaint manner and actively participating in organisation change and development. Responsibilities will include representing the service area by attending working groups and other meetings, managing the budget allocations, instructing and advising contractors and undertaking technical and safety inspections. This role will also be responsible for preparing information on specific projects with regards to The Construction (Design and Management) (CDM) Regulations 2007, identifying and managing risks and ensuring that cross functional links are maintained throughout the Repairs, Engineering and Planned Works teams.

About the person

Significant previous experience in a senior management position within a construction, property or DLO environment would be an excellent fit for this position.

You will be working with a range of stakeholders including colleagues, directors, other departments within London Borough of Hillingdon (such as procurement, finance and human resources), residents, resident associations, representative bodies, contractors and consultants, so it is essential that you have excellent communication and influencing skills, to allow you to develop contacts and relationships with customer and client groups.

Other important skills would include:

  • influencing expertise

  • strong communication (by phone, email, letter and face-to-face)

The Operations Manager - Repairs and Voids is a key role, and we are looking for somebody who can work flexibly, as the service demands. This can include working evenings and weekends, and at different geographical locations.
