About the role

Our Property Team is responsible for maximising the effective use of Newham’s property portfolio; aimed at identifying opportunities to enhance the productivity of assets, reviewing income generation streams, and planning of vital council resource. Boasting an extensive portfolio of land and property (including commercial) assets, the Council’s land holdings have enormous development potential with further ambitions for strategic regeneration projects.

With an expert understanding of the legal rights and obligations of Local Authorities in connection with property transactions, the role facilitates negotiations creating a portfolio of land assemblies with vacant possession, ensuring the council is ready to deliver on various regeneration projects.

Working in collaboration with a number of internal and external stakeholders, communication is key! As the post-holder regularly interacts with senior council officers, council tenants, residents, and adjoining or participative land owners.

Ultimately this is a fast-paced, complex and demanding position which requires the successful candidate to develop and implement the property strategy, and site assembly for three significant housing and commercial estate redevelopments.

 

About you

With a key focus on regeneration and a RICS (or similar) qualification, you will have a thorough understanding of negotiating commercial property and land acquisitions, achieving best value for Local Authority owned land and property.

This position plays a pivotal role in the preparation and delivery of land assembly. As such you must be able to evidence your experience of leading the development process, understanding the factors that affect development viability, whilst displaying your ability to prepare financial appraisals.
