The London Borough of Richmond upon Thames and the London Borough of Wandsworth present a unique opportunity to be part of a team who are working together to create a ground-breaking Shared Staffing Arrangement (SSA) across both boroughs.
The Authorities have committed to delivering a predominantly in-house Facilities Management Service with a single team operating across both boroughs, Facilities Management Team sits in the Property Services Department within the Housing and Regeneration Directorate.
The service delivers a wide range of Facilities Management Services ranging from mechanical, electrical and building fabric maintenance, statutory compliance, building cleaning, porterage, security, catering, printing and events management. The Head of FM is responsible for an in-house service of up to 100 directly employed staff as well as specialist contracts.
The role may include the need to work flexible hours and as part of a shift rota which may include, night and weekend working.
We are looking to appoint a Plumbing Engineer responsible for;
*Provides planned preventative and reactive maintenance plumbing services across the Council's SSA estate. Works to Time To Respond (TTR) and Time To Complete (TTC) KPIs and task priority levels.
*Participate within an out of normal working hours emergency call out rota and be flexible outside of core working hours. Maybe required to work as part of a shift-rota.
*Performs inspections of plumbing systems to identify and replace worn parts.
*Undertakes fault finding/diagnosis and/or problem solving on-site to determine the scope of works required. Analyses problem and identifies appropriate tools and materials for repair.
*Provides accurate estimates of time and materials to complete tasks, orders or projects within strict timescales.
*Plans and measures work carefully to minimise waste.
*Responsible for Installation and maintenance of heating systems, repairs to sanitation systems, fitting appliances (such as dishwashers).
*Interprets technical schematics and building specifications to identify any defects in plumbing or drainage systems.
*Installs pipes and plumbing fixtures, such as sinks and toilets, for water, gas, steam, air, or other liquids. Assembles fittings including pumps and valves for installation.
*Modifies length of pipes, fixtures, and other plumbing materials as needed for planned and reactive maintenance tasks.
*Tests plumbing systems for leaks and other problems.
*Installs heating and air-conditioning systems, including water heaters.
*Supports other FM Building Services Team members, contractors and supply chain partners.
*Chooses plumbing materials based on budget, location, and intended use.
*Follows Council's health and safety standards and complies with building regulations
*Electronically receives and updates tasks electronically using a mobile application
*Oversees other workers including apprentices, contractors and supply chain partners.
*Supports ACOP L8 Water Hygiene compliance by identifying issues and completing remedial works arising from water hygiene planned maintenance.
*Works collaboratively with the SSA water hygiene contractor to ensure statutory compliance and legionella risk management is proactively managed.
*Provides support to the Building Services management team for any works projects requiring technical plumbing / heating advice.
*Identifies opportunities for risk management, service efficiency and continuous improvement. Develops a positive relationship with all customers and stakeholders by responding quickly and effectively to all plumbing related works.
In addition to the technical skill above the candidate will be able to demonstrate:
*A full Clean UK driving license
*Good written and spoken English
*Basic IT skills, including Office 365 and Mobile Applications
*Membership to relevant trade body
*Excellent customer service and user liaison skills
