Repairs & Maintenance is a key service area for Homes & Social Investment, providing day to day responsive repairs
to approximately 14,000 tenants and 2,000 leaseholders.
The Repairs & Maintenance service are also responsible for ensuring that void properties are bought up to our Lettable Standard and made ready to let within the agreed key performance indictor timescale for the contract.
Any delays in this process means properties cannot be let and so resulting in a loss of rent revenue for the organisation.
The void service is delivered through our partnering contractor Axis Europe.
We are looking for someone to provide key support to the void process, reporting directly to the Void Manager,
which will include:
Monitoring & maintaining the void spreadsheet which is the key monitoring tool for the team.
Logging progress updates against voids, adding post inspection actions and dates and ensuring all relevant documentation and certification is received for each void property as well as regularly and pro-actively chasing information where not received.
Be the liaison and point of contact for the lettings team, allocations team, repairs inspectors and repairs contractor in case of query or issue.
Monitor the generic mailbox and be responsible for responding to, dealing with or forwarding all communication received within the agreed timescales.
Keeping SharePoint up to date with all required information and documentation including void photographs and certification required for lettings team to provide new tenants with a moving in pack on sign up.
The successful candidate will have a ‘can do’ attitude, a resilient approach and be used to juggling ever changing priorities in a busy environment.
This is a key role as the team will look to this person to be the point of contact for our contractor and officers out on site and will be expected to have the required information up to date and to hand to ensure the turnaround of void properties is not delayed.
The candidate should have good communication skills and be ICT literate with good knowledge of Excel.
Training on other, specific ICT applications will be provided.
