Repairs & Maintenance is a key service area for Homes & Social Investment, providing day to day responsive repairs to approximately 14,000 tenants and 2,000 leaseholders.
The Repairs & Maintenance service are also responsible for ensuring that void properties are bought up to our Lettable Standard and made ready to let within the agreed key performance indictor timescale for the contract. Any delays in this process means properties cannot be let and so resulting in a loss of rent revenue for the organisation. The void service is delivered through our partnering contractor Axis Europe.
We are looking for someone to provide key support to the void process, reporting directly to the Void Manager,
which will include:
Working jointly with the repairs contractor to provide a solution orientated approach, ensuring continuous improvement in the delivery and quality of void properties to meet the lettable standard and ensure that works are completed within target timescales.
Carrying out full surveys to voids (or occupied properties as required), to diagnose serious and/or complex repair or structural issues, identify solutions and devise plans of work.
Being aware of budget constraints, achieving value for money and service delivery/impact on tenants reporting to Void manager on any increased cost or additional works issues.
Deputise for the Void manager at meetings and as required.
The successful candidate will have:
A sound knowledge of current legislation, building defects and solutions and the ability to estimate building costs.
A recognised building or surveying qualification and/or a good technical knowledge of housing properties and their building and service components.
A ‘can do’ attitude, a resilient approach and be used to juggling ever changing priorities in a busy environment.
Good communication skills and be ICT literate with good knowledge of Excel. Training on other, specific ICT
applications will be provided.
