We are currently recruiting for a Building Inspector – Housing to provide a customer focused and responsive maintenance service for the council’s tenants and leaseholders.

You will be required to undertake pre- and post-inspection surveys, including void inspections, within timescales as set out in the Council’s policies and procedures of council owned properties and communal areas, to ascertain the nature and extent of any necessary repairs and to raise orders using the schedule of rates contract onto our housing management system.

Provide technical support to staff within the housing service.

Work to ensure the Council’s stock is maintained in good order and the council meets its statutory obligations in undertaking repairs.

Ensure all work is procured and orders raised in line with the council’s Financial Regulations.

Respond to customers’ requests for maintenance repairs or renewals within their homes.

Complete appropriate paperwork and update housing management system following inspections.

Check invoices against orders completed and alert the Contracts Manager to any discrepancies and take action as necessary.

Liaise with contractors and instruct them on work to be undertaken.

Process requests from the contractor for variation orders and extension of times and update all council systems accordingly.

Prepare specifications for quotations for repair works that fall outside of the Schedule of rate contract maintenance works in line with standing orders and financial regulations.

To check the quality of work undertaken by contractors, ensuring conformity to defined standards, and quality management systems, represents value for money and is in specified timescales.

To contribute to the reduction of overheads by decreasing responsive works and increasing planned works over the contract period.

Work with the Contracts Manager to respond to correspondence, enquiries and complaints, from customers and members within the council’s complaints resolution framework.

Assist the Contracts Manager to prepare programme and contracts for planned maintenance works to properties in the council’s ownership.

Promote the continuous development of service quality, customer focus and operational efficiency by seeking and identifying ways of improving working practices and procedures with partners.

As necessary attend estate inspections with the Housing Management Team.

To carry out any other duties and responsibilities that can reasonably be expected, given the title, grading and level of responsibilities of this post.

To act as the main liaison in dealing with insurance claims and provide appropriate reports to the council’s insurance section.
